The four land tenures of Uganda.

Every plot on LandsUg states its tenure. Here is what each one means for a buyer.

Perpetual ownership registered under the Mailo system, common in Buganda. Check for registered tenants (bibanja holders) on the land before you buy.

Freehold

Full ownership of the land in perpetuity with a registered title. The cleanest tenure to transfer, most common outside the central region.

Leasehold

See plots

Held for a fixed term, typically 49 or 99 years, from a landlord or a district land board. Confirm the remaining term and renewal conditions.

Customary

See plots

Held under community or clan custom, sometimes with a certificate of customary ownership. Confirm the boundary and the family or clan consent.
